When can I see an apartment?

If I am interested in an apartment at Gile, how should I proceed?
Call Maloney Properties at (603) 676-7721, or send an e-mail to gilehill@maloneyproperties.com for an application.  Please complete and return the application with your check for $25 payable to “Gile Hill”; this covers our cost for processing credit reports and background checks.  You will see that the application is very thorough.  Maloney is more than happy to walk you through the application or to answer any questions.  Don’t hesitate to call or e-mail gilehill@maloneyproperties.com.

What requirements are there for renting an apartment?
Your credit history, rental history and criminal history will be assessed.  Forty-six apartments have special rents and are only available to those who meet HUD’s income and asset restrictions.

Am I eligible for one of the special low-rent apartments?
Asset and income limitations do apply.  Call Maloney Properties at 1-888-389-6687, or send an e-mail to gilehill@maloneyproperties.com, for more information.  Students with a working, income-eligible partner, or who have children, are eligible to apply for the restricted income apartments.

How much time does it take to be approved for a Gile rental?
It depends on how complete your paperwork is and how quickly we are able to check your references and verify your employment.

What is included in the rent?
Rent includes heat, hot water, and two parking spaces.  Each apartment has its own electric meter.

What is the arrangement for cable and Internet?
Each apartment has a cable outlet in the living room and bedrooms allowing tenants to subscribe to television and high speed Internet service.

Is a security deposit required?
Yes.  A security deposit in the amount of one month’s rent will be required to reserve an apartment once you have been approved and a unit offer is made to you.  The first month’s rent is due at lease signing.

Are pets welcome?
Yes!  A household may have up to two cats or dogs which must be spayed and/or neutered; or two caged small mammals, and a reasonable number of birds and fish.  You must obtain prior written permission from management to have any pet or pets, and you must sign a new pet rider each year and comply with the Gile Hill Pet Policy.

What are the parking arrangements?
Each rental apartment has one dedicated space, and one at-large space.  In total, the development has 250 parking spaces for its 120 homes.

Do I get my mail and newspaper at my apartment?
Mail will be delivered to boxes at a central location.  We expect subscription newspapers to be delivered to each building.

What are the public transportation options for Gile Hill?
Advance Transit stops at the entrance to Gile Hill in the winter, and on Buck Road the rest of the year.  A path will be well maintained from the Gile Hill buildings to the Buck Road bus stop.

Are there amenities for children at Gile Hill?
Gile Hill is child friendly! There will be natural playground “play” areas in various locations around the property.  A school bus will stop at a central location in the Gile Hill neighborhood.  Gile Hill’s on-site sidewalks and paths connect to an extensive trail network in the surrounding forests.

Can I have a washer and dryer?
Yes, there will be stackable washer/dryer hook-ups in every apartment. (Please note: there will not be enough room for side-by-side washer/dryers.) 

Can I have an air conditioner?
There are ceiling fans in one or two rooms of each apartment, depending on bedroom size that will help with air circulation and cooling apartments. Air conditioning will not be provided.

What appliances are included?
Each apartment is equipped with new, highly energy efficient refrigerators, stoves, and dishwashers.

What services can I expect as a resident at Gile Hill?
A property manager and a full-time maintenance supervisor will be on-site at Gile Hill.  Resident service programs will be made available, some coordinated by Gile Hill partner, Twin Pines Housing Trust.  These include classes in any number of life areas, including finance, food, child care, elder care and others.
